Three Roof Coatings, Three Different Jobs
Short answer: Silicone is the strongest choice where ponding water is a real issue, since it resists standing water better than the other two. Polyurea is the toughest and most durable overall, standing up to foot traffic and physical wear better than either alternative, and it cures fast. Acrylic is the most affordable option and works well on roofs with good drainage and moderate sun exposure, but it holds up to ponding water the worst of the three. Silicone: best where water sits
Silicone coatings hold up to standing water better than any other coating type, which makes them the right call on a flat roof with poor drainage or low spots where water pools after monsoon storms. Silicone also handles Arizona’s intense UV exposure extremely well and will not soften or degrade in extreme heat the way some other materials can. The tradeoff is that silicone recoats can be more involved, since new silicone does not always bond well over old silicone without proper surface prep. Polyurea: the most durable, and the fastest to install
Polyurea is the toughest of the three against physical wear, which matters on a roof that gets foot traffic for HVAC servicing or has equipment mounted on it. It also cures remarkably fast, often within hours rather than days, which shortens the time your roof is exposed mid-project. Polyurea is typically the most expensive upfront, but its durability and longer recoat interval often make it the better long-term value on a commercial roof or a heavily used residential one. Acrylic: the affordable option, with real limits
Acrylic coatings cost meaningfully less than silicone or polyurea and perform well on roofs with good slope and drainage, since water does not linger on the surface. The real limitation is ponding water, acrylic softens and breaks down faster than the other two options wherever water sits for extended periods, which rules it out for a roof with known drainage issues. It also generally needs recoating more often than silicone or polyurea, which narrows the cost gap over the roof’s lifetime.
How to actually decide
- Does your roof have ponding water anywhere? If yes, silicone or polyurea, not acrylic
- Does the roof get regular foot traffic or have mounted equipment? Polyurea holds up best to physical wear
- Is budget the primary constraint and drainage is genuinely good? Acrylic is a reasonable choice, understanding the shorter recoat cycle
- Do you need the roof back in service fast? Polyurea’s cure time is the shortest by a wide margin
