A tile roof is two roofs. The tile is the outer shell that takes the sun, the hail and the foot traffic, and it can last the life of the house. Underneath it sits the underlayment, a waterproof membrane laid over the deck, and that is the layer doing the actual waterproofing. In Scottsdale heat the tile outlives the underlayment several times over, so most tile roof leaks are not a tile problem at all.

You do not have to guess, and you do not have to climb up there. Most of the early warnings on a tile roof show up from the ground, or on a ceiling long before anybody sees the underlayment.

The tile itself can last the life of the house. The underlayment under it is the part with a clock on it, and in Arizona heat that is usually 13 to 16 years before it needs replacing. So the honest answer is that a tile roof does not wear out all at once: the tiles keep going and the waterproof layer beneath them gets renewed once or twice along the way.
Because the tile is not what keeps the water out. It sheds most of it and takes the sun, but the waterproofing is the underlayment underneath. Once that goes brittle and splits, water runs straight past perfectly good tile, tracks along the deck and shows up on a ceiling somewhere else entirely. That is why we lift tiles at the inspection instead of judging the roof from the driveway.
Yes, and on a sound roof that is often the whole job. The work is in doing it without breaking the tiles around it: tiles are lifted rather than pried, the replacement has to match the profile and the color, and anything set in mortar needs cutting out cleanly. Where your tile has been discontinued we take sound tiles from a hidden elevation and put the closest match where nobody sees it.
Removal and replacement. It is the industry shorthand for lifting the tile off, taking out the old underlayment, laying new, and setting the same tiles back down with only the broken ones replaced. It is the middle option between patching a leak and buying a new roof, and on a Scottsdale tile roof it is usually the one that makes sense.
As little as possible, and never across the middle of the tile. Tile is walked at the bottom edge of each course where it is supported, and even then it cracks under the wrong boot or a dropped tool. If you need to get up there for a satellite dish or an AC service, get whoever goes up to walk the courses properly, because the repair bill for cracked tile usually costs more than the job they came to do.
