Do we have to close while the roof is done?

Almost never. Foam and coating systems go on over the existing roof from above, in stages, so the deck is never opened up and no area is left uncovered overnight. Tenants and customers carry on underneath. The exceptions are areas directly under active spray work, which we schedule with you in advance rather than spring on you.

On most Valley buildings it is spray foam with a coating over it, or a coating on its own where the roof beneath is still sound. Foam adds insulation and seals around all the rooftop clutter as one surface. The coating over it takes the UV and gets renewed on a cycle. Polyurea comes in where a deck moves or carries heavy foot traffic. We survey first and quote the one your roof needs.

Yes, and on a lot of jobs it is the only way it works. Early starts, weekends and staged sections are normal for us. Tell us when the building is busiest and the schedule gets built backwards from that, in writing, with the quote.

Those are the roofs we see most. Every curb, duct, conduit and solar mount is a penetration, and penetrations are where commercial roofs leak. Foam and coating systems seal around them as one continuous surface instead of relying on dozens of separate flashings, which is exactly why they suit a cluttered deck.

Twice a year is the honest answer in Arizona: once before monsoon season and once after. At minimum, once a year and after any serious storm. Most of what we find on those visits is a blocked scupper or a lifting seam, which costs very little to put right and a great deal to ignore.

It depends on the square footage, the system the roof needs, how much prep and repair comes first, how much rooftop equipment has to be worked around and what access is like. We will not put a number on it over the phone from a guess. We survey the roof, photograph what is actually there and give you a fixed price in writing. The survey and the quote cost you nothing, work or no work.
