The damage you can see is rarely the damage that costs you

After a monsoon storm the obvious things are on the ground: shingles in the yard, a tile smashed on the driveway, a branch across the roof. Those get dealt with in an afternoon. What costs money is what the same wind did that nobody can see from the street. Shingles that lifted and dropped back down with the seal broken. Tiles that cracked but stayed in place. A parapet flashing that moved. Water already under the surface, spreading along the deck.

That is why a storm inspection is a different job from clearing up the debris. We go over the whole roof rather than the part that looks wrong, check fixings and seals on the covering that is still up there, and look underneath where we can. Then you get photographs of everything found and a written scope. If the roof is sound apart from the obvious, we will tell you that and charge you nothing for the look.

How do I know if the storm damaged my roof?

Start from the ground. Shingles or tile pieces in the yard, granules washed into the gutters, a branch on the roof, and any new stain on a ceiling in the two weeks after a storm. From up close the tells are lifted or creased shingles, cracked tiles that stayed in place and broken seals along an edge. Anything that only shows once you are on the roof is what the inspection is for, and ours costs you nothing.

Depends on the size of the damage against your deductible, and it is your call rather than ours. Sudden storm damage is usually claimable. Age and wear are not, and a claim built on wear tends to get declined and sits on your record anyway. We give you dated photographs and a written scope that separates the two honestly, and you deal with your insurer directly.

Less often than wind, but it happens, and Phoenix hail tends to come with the same storms that do the wind damage. On tile it cracks tiles that then sit in place looking fine. On asphalt it knocks granules off in circles, which shortens the life of the shingle without leaking straight away. Both are worth finding early, which is why we check the whole roof rather than the obvious spot.

Be careful. Out of state crews follow monsoon storms into the Valley every year, sign people up on the spot and are gone before anything shows. If someone is on your porch this week, ask where they are based, ask for a license number, and check they will still exist next summer. A local company will be happy to be checked. Nobody reputable needs a decision today.

Sooner than most people think. Policies expect prompt reporting and expect you to prevent further damage once you know about it, so a leak left for months gets harder to claim. Check your own policy for the wording. Either way, get the roof photographed early, because evidence dated close to the storm is worth far more than evidence dated three months later.
