A leak is not the same thing as a failed roof, and the two get confused constantly. On a tile roof the tiles can be perfect while the underlayment beneath them has gone brittle. On a foam or flat roof the failure is usually one blistered area or a penetration that was never sealed properly. On shingles it comes down to whether the mat is still flexible or has gone brittle across the whole surface. In three of those four cases the honest answer is a repair.

So that is what the inspection decides. We get on the roof, lift what needs lifting, photograph what is under it and show you, then tell you which of the three you are looking at: a repair that will hold for years, a section that needs rebuilding, or a roof genuinely at the end of its life. Can my roof be repaired or does it need replacing?

Usually repaired. A roof is at the end of its life when the failure is everywhere at once: a tile roof whose underlayment has gone across every elevation, shingles gone brittle right across the surface, a flat roof holding water under the membrane in several places. One leak, one failed flashing or one blistered area is a repair, and we will tell you so rather than quote you a roof.

Because water travels. It gets past a flashing or a seam, lands on the deck or a truss, runs along it until something stops it, then drops through the ceiling there. That is why we chase the source rather than patching above the stain, and why a repair done from the inside of a cupboard never holds.

Same day for an active leak wherever we can, and we answer the phone around the clock. The first visit is about stopping water getting into the building. The permanent repair happens in daylight on a dry roof, because anything done in a storm is a temporary fix whoever does it.

Tile, asphalt shingle, spray foam, flat and coated roofs, residential and commercial. That matters more than it sounds: a roofer who only does one system tends to find that system is what your roof needs. We quote the repair your roof actually wants.
