Over spray foam, whichever the foam was designed to carry, usually silicone or an elastomeric. What all of them need is UV resistance and a reflective finish, because in this climate the sun does the damage rain gets blamed for.
Silicone unless something makes polyurea worth the extra. Silicone wins on ponded water and on price per year of service. Polyurea wins on speed, on thickness in a single pass, on foot traffic and on roofs that move, because it stretches instead of splitting. We quote the one your roof needs and say plainly why.
Usually yes. Coatings go over spray polyurethane foam, metal, modified bitumen, single ply, concrete and most sound existing coatings, with the right primer for each. They cannot go over anything wet or loose. We check the surface, probe for moisture under it and look at every seam and penetration first, because a coating is only as sound as what it is bonded to.
Ten to fifteen years on a Valley roof before it is due again, and longer where it is kept clean and the drains work. The coating is the layer taking the Arizona UV, so it thins and chalks slowly from the day it goes on. Recoat on time and the job stays a recoat. Leave it and water gets past it, which turns a straightforward recoat into cut out and rebuild work.
