
Short answer: On a tile roof, the tile is not what keeps water out. The underlayment beneath it is. Concrete and clay tiles routinely last 50 years or more, while the underlayment under them typically lasts 15 to 25 years in Arizona heat. So most tile roof repair work is really underlayment work, and a roof can have perfect-looking tiles and still leak. Genuine tile repair is for cracked or slipped tiles, damaged flashing, and deteriorated ridge mortar. Once the underlayment has failed across an area, the fix is a lift and relay.
This one fact explains most of the confusion homeowners have about tile roofs, so it is worth sitting with.
Your tiles are a rain shield. They take the sun, shed the bulk of the water, and protect what is underneath. The actual waterproof layer is the underlayment stapled to the deck below them. When a tile roof leaks, the tile has usually done its job and the layer beneath has not.
Why the two layers age so differently
Concrete and clay are mineral. They do not care much about ultraviolet light, they do not dry out, and short of impact or someone walking on them badly, they last decades. Plenty of Valley homes are on original tile from the 1980s and the tile is fine.
Underlayment is different. Traditional felt underlayment is asphalt-saturated paper, and it lives in a hot, dark, ventilated space directly under tiles that get extremely hot. Over the years the asphalt oxidizes, the material dries out, goes brittle, and eventually cracks and tears, particularly around fasteners and at laps.
In a milder climate that process takes longer. In Arizona, with roof surface temperatures well above ambient for months at a time, it runs fast. Twenty years is a reasonable working expectation for older felt, and some of it does not make it that far.
So the sequence most homeowners experience is: nothing wrong for fifteen years, then a leak, then another leak somewhere unrelated, then a third. That pattern is the signature of underlayment reaching the end of its life rather than a series of unlucky coincidences.
What actually gets repaired on a tile roof
Not everything is an underlayment problem. These are genuinely repairable in isolation.
Cracked and broken tiles
Usually impact. A branch, hail, or most often a person. Air conditioning technicians, satellite installers, painters and solar crews all end up on roofs, and tile breaks when it is walked on wrong. A cracked tile exposes the underlayment underneath to direct UV and water, which ages that spot far faster than the rest.
Slipped tiles
Tiles migrate downslope over time, especially on steeper pitches or where a fastener or batten has failed. A slipped tile leaves a gap, and it is one of the few tile problems you can genuinely spot from the ground.
Valley metal
The metal channel where two roof planes meet handles more water than anywhere else on the roof. It corrodes, it fills with debris, and it is a classic leak point. Valleys packed with leaves and blown dust hold moisture against the metal and speed that up.
Flashing at walls and penetrations
Headwall and sidewall flashing, chimney flashing, and the seals around vents and pipes. Same as any roof: the interruptions leak before the field does.
Ridge and hip mortar
On mortar-set ridges the mortar cracks and crumbles with thermal movement over the years. Loose ridge tiles are both a leak path and a wind hazard.
Bird stops and eave closures
The closures at the eave that keep pests out from under the tiles. When they fail you get birds, rodents and nests under the roof, which brings its own damage.
The one thing not to do
Do not walk on your tile roof to have a look.
Tile is strong in the right places and brittle everywhere else. There is a correct way to move across a tile roof and it is not obvious, and the common result of a well-meaning inspection is several cracked tiles that were fine that morning. We have been called out to leaks that started exactly this way.
If you want to check something yourself, do it from the ground with binoculars. Look for slipped tiles, obvious gaps along the ridge, and debris packed into the valleys.
Lift and relay: what it is and when you need it
When the underlayment has failed across a meaningful area, patching is not the answer. The repair is a lift and relay, sometimes called a tile roof restoration.
The tiles come off carefully and get stacked. The old underlayment is stripped. The deck is inspected and any damaged sheathing replaced. New underlayment goes down, typically a modern synthetic or a heavier modified product rather than the original felt. Then the original tiles go back on, with broken ones replaced from stock or salvage.
The point is that you keep the expensive part. The tile is the costly component and it has decades of life left. You are replacing the layer that wore out.
The obvious question is when to do that versus keep patching. Roughly:

The reason to act early is cost. Repairing a leak is small. Replacing deck sheathing that has been quietly getting wet for two years is not, and neither is the interior damage. We wrote separately about why timely tile roof repairs matter, and this is the crux of it.
What the monsoon has to do with it
Two things worth knowing about Arizona storm season and tile.
Wind-driven rain does not behave like normal rain. It gets pushed sideways and uphill, under tile courses and past flashing that handles vertical rain without complaint. A roof that never leaked in a gentle winter rain can leak in a monsoon storm, and that is genuinely informative rather than random: it usually means the underlayment or the flashing is marginal.
And storm debris fills valleys. A valley packed with palo verde litter after a storm holds water against the metal for weeks. Clearing valleys after storm season is one of the cheapest useful things a tile roof owner can do.
