Roof maintenance includes R&R, cleaning, debris removal, replacement of single broken tiles, and regular roof inspections.
Tile Roofs are amongst the most durable and are very likely to last throughout the lifetime of the building. However, the tile underlayment does not have the same lifespan. The underlayment will need to be replaced every 13–16 years. Therefore, roof tile removal and replacement will be needed. This is called (R&R).
Clay or Concrete tiles can be hotbeds for algae, which is why they must be cleaned every 2 to 3 years. In the case of brand-new roofs, the first cleaning time will usually be 5 years. During the process, tiles are sprayed using a pressure washer, starting from the very top and heading toward the gutters. Cleaning is a two-person job and can be a bit dangerous since tiles can be slippery.
When replacing a single roof tile, the most important thing will be to find the exact same tile match. The manufacturer will usually be able to match it. It is important to not only consider an ideal shape and color match but also match the way the tile hinges to the rest.
During a tile roof inspection, you will want to check for broken, damaged, or missing tiles. Since clay and roof tiles can be great hosts for algae, this is something else you will want to check for.
When it comes to roof tile maintenance, it is important to hire a professional in order to ensure correct maintenance as well as your own personal safety. A very thorough inspection of your roof is needed since cracked and even broken tiles can be hard to spot. Roof tiles, when maintained correctly, can last the lifetime of your building, which is why you do not want to leave anything to chance.
